Rental Rates and Terms & Conditions

We offer 4-7 night breaks in the school holidays and shorter breaks (2 nights) with flexible check in/out days at other times.  

This year we have changed our pricing structure offering a lower nightly rate for smaller groups with an additional nightly charge for more people.  This will allow couples to book without paying the full price for up-to 8 guests.

Therefore the new nightly rate is as follows:

2 guests (using one bedroom) £140 per night weeknights / £160 per night weekend nights (Fri/Sat) and holidays.

Additional guests will be charged at £10 per night up to a maximum of 8 + cot (no charge for child in cot)

Dogs (or other pets) stay for free up-to an agreed maximum depending on the size of breed but generally given the size of our garden we accept unto 4 small breeds, 2 medium/large - this is flexible and we may take a refundable security deposit.

All bedding and towels are provided.

During the holidays and peak times we ask for a minimum stay of 7 nights.  

There is no set check in day - we are flexible to suit you.  Check in time is generally 3pm and check out is 10am but these can be varied to suit you with prior arrangement.

There is a cleaning charge of £65 per break this effectively goes towards cleaning and professional laundry (bedding and towels) costs.

Prices

Prices include heating, towels, bedding and WiFi. Beds are made up for your arrival.  The cupboards are stocked with basic condiments plus tea, coffee, hot chocolate, there will be milk in the fridge on arrival.  There is a Tassimo coffee machine and a small stock of coffee pods.  Shower gel and shampoo are provided in the bathrooms.
